Property tax revaluation notices in Forsyth County have been mailed advising property owners of their new values. Average property values in Forsyth County increased by about 6% from the last revaluation in 2013, according to a statment made by John Burgiss, the tax assessor, in arecent Winston-Salem Journal article.
About 70% of homes increased by some amount and about 30% declined by some amount. Burgiss was quoted as saying: "The market as a whole hasn't moved that much since the last reappraisal, and values here won't move that much either."
We have been informed by several commercial property owners that their revlauation notice said the value was "undetermined." While I don't know how many parcels have values yet to be determined, I suspect that all, or the vast majority, of residential parcels show the new 2017 valuation, and that a large percentage of the commercial values have yet to be determined.
So, what should you do if your value is still "To Be Determined?" The answer is sit back and wait—and keep your eye on the calendar. The deadline for filing appeals to the Forsyth County Board of Equalization and Review (BER) is June 30. If you haven't received a value by then, you should file an appeal to the BER to preserve your rights.
A revaluation year means all tax parcels in Forsyth County will be reviewed and a determination made as to each parcel's fair market value as of January 1, 2017. Usually, the revaluation notices are sent out in February, but due to a computer glitch, notices were delayed until the end of March / early April.
